The No-Nonsense Truth About Where You Live

Let's be honest, buying a home or renting a property is a massive headache. You spend hundreds of thousands of pounds on a home, but you're often basing that choice on a twenty-minute look-round and some polished estate agent patter.

Why we built it.

It's mad. You'll happily drop a fiver on a coffee or a tenner on a quick lunch without even thinking about it, but when it comes to the biggest purchase of your life, you're flying blind. You find out about the flood risk, the flight path overhead, or the fact the nearest GP is a half-hour round trip only after you've already signed on the dotted line and got the keys.

Area Autopsy was set up to cut through the noise. We don't do corporate waffle, and we don't do hidden agendas. We built this because we were fed up with seeing people get stitched up by a lack of real, street-level info.

That's where we come in.

A real team behind the numbers.

Behind the scenes, we've got a dedicated team and the right tech working around the clock. We've brought together a mix of expertise to dig into the data and crunch the numbers, ensuring the information on your screen is the real deal. It's a group effort, steered by us, Co-Founders Zaradan Rumbelow and Junior Rumbelow.

We aren’t estate agents.

We aren't estate agents, and we aren't trying to sell you a mortgage. We're just a team that believes you should know exactly what you're getting into before you move your life into a new street.

No polished area guides.

If the crime figures are ugly, the flood risk is real, or there's a development going up at the end of the road, our report will say so. We leave the ‘charming neighbourhood’ marketing fluff to the people trying to get a commission.

Does what it says on the tin.

You want the truth about an area? You buy a report. Job done. No account to set up, no drip of marketing emails afterwards, no upsell to a ‘premium tier’ that unlocks the bits we were holding back.

“I've spent my life getting things done, and I don't have the patience for the fluff that usually surrounds buying a home or renting a property. We built Area Autopsy because I was tired of watching good people get blindsided by stuff they should have known on day one. We're here to give you the unvarnished truth so you can make your move with your eyes wide open—no hidden motives, no sales talk, just the cold, hard facts.”

The bits people ask about.

Our promise
You will never hear us use words like ‘synergy,’ ‘paradigm shift,’ or ‘bespoke solutions.’ If we ever send you an email with those words in it, we owe you a pint.
Why call it an Autopsy?
Because we're not interested in the ‘surface-level’ health of an area. We're digging deep to see what's really going on under the skin of the neighbourhood. It's clinical, it's cold, and it's the truth, exactly what you need before you sign a mortgage.
Price?
We priced these reports at £1.99 because it's less than a decent coffee and a lot cheaper than the therapy you'd need after moving into a street you hate. We're in the business of saving you money and sanity, not padding our pockets with massive fees.
Got a question?
Send us a message. We're usually around, and we don't have a call centre in a different time zone. We're just two brothers, a team, and a load of data.
